Almost everything written about burst pipes assumes a dramatic failure. Near the beach that is the minority case, and expecting it is why so many leaks here run for months.
The mechanism is chloride. Copper, steel and galvanised iron all form a thin oxide layer that seals the surface and slows further corrosion, and that passive layer is what gives inland pipework its long, uneventful life. Salt strips it away. With no passive layer the corrosion does not stop, and metal on the coast degrades something like five to ten times faster than the same metal inland.
What that produces is perforation rather than rupture: a pinhole that weeps. The industry life for copper is fifty to seventy years, and coastal Sydney sits at the bottom of that band. So on an older Manly house with original runs, the realistic expectation is the lower number.
And it is not confined to exposed walls. Salt arrives on the air through windows, vents and the roof space, settles in cavities and under floors, and holds moisture there. We find corroded pipework in the middle of houses, nowhere near the sea-facing side.

Corrosion here does not split a pipe along its length. It eats through at a point, producing a hole often smaller than a pinhead that seeps continuously under pressure.
That is genuinely worse than a burst in one respect: nothing forces you to deal with it. A burst floods a room and gets fixed that day. A pinhole runs into a wall cavity or a sub-floor for months, quietly wrecking timber and plaster, and the first anyone knows is a stain, a musty smell or a bill.
A stain that dries and comes back. Rust-coloured marks around fittings or at the base of a hot water unit. Pressure that has drifted down over a year or two. A water bill creeping up with no change in the household.
None of those feel urgent, which is exactly the problem. Every one of them is cheaper to investigate now than to repair after the plasterboard has gone. Turning everything off and watching the meter costs ten minutes and settles whether there is a leak at all.
An internal run is not a protected run. Salt travels on the air through open windows, vents and roof spaces, settles into wall cavities and under floors, and then attracts and holds moisture against whatever metal is there.
That is why coastal properties see corrosion well away from the sea-facing wall, and why ventilation and keeping sub-floors and cupboards dry is genuinely useful advice here rather than a platitude.
Water from a slow leak travels. It runs along the outside of a pipe, across a joist, down a stud and emerges somewhere convenient to gravity rather than somewhere near the fault.
So cutting into the visible damp patch frequently means opening the wrong wall. Acoustic listening follows the sound of water escaping under pressure along the pipe itself, and thermal imaging maps where hot water is going. The aim is one opening, in the right place.
Most policies cover sudden bursts and exclude gradual seepage. Coastal corrosion produces gradual seepage almost by definition.

If water is anywhere near a light fitting, a power point or the switchboard, kill the power at the main switch first. Then open the lowest tap in the house, typically an outside garden tap or the laundry, so the pressure in the pipework drains out there rather than into a ceiling. Those three things take a minute and they decide most of what this costs.
